Full report name: Journal of Light Construction Cost vs. Value — “Roofing Replacement | Asphalt Shingles”.
The JLC benchmark scope is a 30-square asphalt shingle roof replacement: remove existing roofing to bare wood sheathing and install minimum 235-lb. fiberglass asphalt shingles with a minimum 25-year warranty, underlayment, drip edge, aluminum flashing, two skylight flashings, and vented ridge cap treatment.
Modern positioning note: this JLC benchmark uses a baseline asphalt-shingle specification. Modern’s GAF President’s Club roof system is positioned as a more premium installation and warranty package than the benchmark material specification.
